Highest-demand areas in South Tenerife

Costa Adeje and Torviscas

The most sought-after area in the south of Tenerife. Five-star hotels, shopping centres and quality dining generate thousands of jobs that need nearby housing. Two-bedroom flats rent for between €800 and €1,200 per month. Room-by-room letting works especially well here: hospitality workers prefer renting a room at €400–550 over an entire flat they cannot afford.

Los Cristianos

More affordable than Costa Adeje but with equally strong demand. A well-established resident community of British, German and Italian expats who live here year-round. Two-bedroom flats between €700 and €1,000. Low tenant turnover for long-term lets.

Playa de las Américas

The hub of tourism in the south. High concentration of hospitality and entertainment workers. Constant room demand at prices between €350 and €500. Three-bedroom flats can generate between €1,050 and €1,500 per month with room-by-room letting.

Chayofa and San Eugenio

Quiet residential areas just minutes from the coast. They attract families and workers seeking quality of life away from the tourist bustle. More moderate prices: €600–900 for two bedrooms.

Granadilla and San Isidro

Expanding municipalities with still-affordable purchase prices. Good connections to Tenerife South Airport and the tourist corridor. Growing demand from airport workers and the logistics sector.

The labour market as a demand driver

What sets South Tenerife apart from other markets is that rental demand is directly linked to tourist employment. Every 300-room hotel needs between 150 and 250 workers. Each shopping centre, dozens more. Most of these workers cannot afford to buy property in one of the most expensive areas of the Canary Islands, which generates structural rental demand that doesn’t depend on trends or economic cycles.

This means flats in South Tenerife have very high occupancy rates — above 96% — and very short time-to-let. A well-presented flat in Costa Adeje is rented in days, not weeks.

Traditional rental vs. room-by-room letting

In South Tenerife, room-by-room letting is especially profitable due to the majority tenant profile: young workers who need a place to sleep and little else. They don’t want a designer flat; they want cleanliness, location and a fair price.
